Marina Bay is a 393 home residential resort community located on 385 acres along the shores of Lake Lanier. What Is The Marina Bay Club?
All home site owners and residents of Marina Bay are members of the Marina Bay Club and are entitled to the exclusive use and enjoyment of the community’s amenities and lake access (boat slips are purchased separately and are owned by the boat slip members). Here is a Marina Bay community site map of the real estate lots and homesites offered.

The Marina Bay amenities include:

  • 3.5 miles of shoreline on Lake Lanier.
  • Private 280 slip marina located on a deep water cove. All slips are covered and there is power and water to each slip. Residents may purchase the boat slips from the developer. An additional 36 boat slips will be available for guest and day use.
  • Gated Community.
  • Lakefront clubhouse featuring expansive views of Lake Lanier. The 14,000 s.f. clubhouse includes a resident lounge, club room, library, conference room, garden room, game room, summer kitchen, and exercise/fitness cottage.
  • Resort style swimming pool and open air pavilion with fireplace overlooking Lake Lanier.
  • Tennis Village featuring 3 lighted tennis courts and pavilion.
  • Interior pocket parks and walking paths throughout the neighborhoods of Marina Bay. Horseshoe Park features a baseball field with sod bleachers.
  • A lakeside clubhouse, infinite edge pool, outdoor kitchen, and entertaining terraces will be constructed on Tract II with an estimated delivery date of 2011. Additional amenities may be developed on Tract II with features determined by future member input.
  • Gated dry boat storage, RV, and household storage facility with capacity for up to 200 boats located within ½ mile of the main entrance to Marina Bay.

What Is The Cost To Join The Marina Bay Club?
There is no additional cost to join the Marina Bay Club other than the $1,500 initiation fee (price subject to change).

There is a mandatory homeowners association. The annual fees will be $1,200/year in 2008 and are utilized to maintain all common areas of the community.

All boat slip owners shall be assessed an annual marina fee to provide for the maintenance of the marina. The marina fee is currently $500/year.

Select neighborhoods of Marina Bay may offer year round ground maintenance for the homes. The members within these neighborhoods are assessed an additional annual fee to provide for the ground maintenance of their homes.

How Do I Purchase A Boat Slip In The Marina?
Boat slips within the marina may be purchased only by members of Marina Bay. Each home site owner will be entitled to purchase (subject to availability) the right to use one boat slip at the time of the purchase of their home site. The current boat slip purchase price is $70,000 (subject to change). The boat slip may be sold to another member of Marina Bay (including the new purchaser of a home re-sale) at a price to be negotiated between the homeowner and the other member of Marina Bay.

Are There Boat Storage Facilities Other Than The Marina?
A gated dry boat storage, RV, and household storage facility with capacity for up to 200 boats will be located within ½ mile of the main entrance to Marina Bay. This area is available exclusively to the members of Marina Bay and will operate on a monthly rental rate.

The dry boat storage and RV/camper facility will be developed on a pad and shall be covered. A portion of the boat storage may be uncovered as demand dictates. The initial dry boat storage spaces are anticipated to be available in 2010.

How Do I Purchase A Marina Bay on Lake Lanier Home Site?

Individuals may purchase home sites that have not been purchased or reserved by a builder.

Can I Re-Sell My Lake Lanier Home Site?
TThe developer shall retain a right to first refusal on any attempt to re-sell a home site. The resale price to the developer shall be at the price it was originally sold from the developer. If the developer declines to repurchase the home site upon request from the home site owner, the home site may be sold to a third party at a price to be negotiated between the home site owner and the third party. An individual may transfer title of their home site to a builder for construction loan purposes.

Finished homes, of course, may be sold and resold to any third party without any repurchase rights to the developer.

What Is The Process For Building My Home?
Prospective home site purchasers may select any builder within the Marina Bay Builder Group.

An individual must commence construction of a home on their site within 1 to 5 years depending upon its location within this Lake Lanier community. If the individual fails to begin construction within the prescribed period, the developer will have the right to repurchase the home site at the original sale price.

Can I Build Any Type Of Home In Marina Bay?
An Architectural Review Board shall approve and monitor the construction of each home constructed within Marina Bay to ensure a cohesive design and consistent quality that will maximize the overall value of the Marina Bay on Lake Lanier community. An Architectural Guideline Book has been prepared to provide guidance of the appropriate home and landscape styling.

In addition to the architectural review, the location of any structures to be placed on a home site must be reviewed and approved by the review board prior to the commencement of any improvements. The review board will provide the home site specifications (size, setbacks, etc.) for any home site along with the recommendation of the house location upon the home site.

Is There A Sales Commission That Must Be Paid?
The exclusive listing broker for the community shall be Main and Main Realty Group. The Lake Lanier Real Estate office shall be managed and staffed by Main and Main Realty Group.

The builder shall pay a 6% sales commission upon the sale of each home. Co-operative brokers shall receive 3% of the sales price (50% of the total 6% sales commission to be paid by the builder).

When Is The Marketing Office Open?
Marina Bay is a gated community. The gates are open daily between 10:00 am – 7:00 pm Monday through Saturday and 11:00 am – 6:00 pm on Sundays for future members. After hour member access and guest access shall be via a key pad code.

Construction activity is directed to the Nix Bridge Road entrance. Construction hours of operation are 7:00 am – 7:00 pm. There will be no construction activity on Sundays.

Who Are The Utility Providers Of Marina Bay?
Marina Bay has the latest technologies and services at its front door including high speed internet access. Services are provided by the following providers:

Electric: Jackson EMC
Gas: Atlanta Gas Light
Phone: BellSouth
Cable: Charter Communications
Water: City of Gainesville
Waste Water: Private treatment system owned and operated by Piedmont Water Company. The waste water is treated to re-use quality, the highest standard designation by the EPD. The water is released in a sub-surface system throughout the community. Homeowners are able to avoid the maintenance and periodic replacement of individual septic systems.
